The Purchase Process
We are moving out of a buyer’s market into a much more balanced buyer/seller market. It isn’t uncommon now to see multiple offers on a single home for sale. A clean offer (free of contingencies) will often make the difference in getting the home you want or not. When you are going to finance, it is most beneficial to speak with lenders and pre-qualify for a loan. This will help you in determining your price range of properties, your monthly payments, various types of loans you may qualify for and the closing costs associated with the loan. It also allows you to act quickly and can put your offer in a strong position.
Making the offer
You must have a good knowledge of the current market conditions prior to making an offer when you are considering buying real estate in South Walton. What has recently sold in the neighborhood? Is the home owners association stable? Are there covenants and restrictions? I will provide you with an analysis of the neighborhood that will help you to determine your offer price. Your offer may be accepted, ignored (though not likely in our current market) or countered. Should you receive a counter, I will assist you in determining an appropriate response.
You will be provided with a timeline of critical dates under the contract. I will work to make sure those deadlines are met and will communicate with you, the title company, your lender, home inspectors and/or contractors and the seller’s agent to keep everyone updated along the way.
Prior to closing, I will review the HUD that the title company prepares to make sure costs are charged appropriately and to the appropriate party. I will attend the closing with you, assuming it isn’t a mail away, in an effort to make sure that any questions you have are answered to your satisfaction. And last, but not least, I will hand you the keys to your new beach property!
